Property Maintenance Lead

Description:

Courtside Condominiums, located just north of UVU on 1200 West in Orem, is now hiring for the maintenance lead position.

The maintenance lead is responsible for the physical facilities at the property, including fulfilling work order requests, make readies for apartment turnover, grounds, etc. All repairs are completed in-house.

Hours
It is expected that the maintenance lead will work at least 40 hours per week (typically no more than 45 hours per week).

Rotating on-call emergency stand-by hours as needed.

Because the complexes are student housing, the turnover from semester to semester usually requires additional hours be worked at the semester ends in April, August, and December. Personal time off is not able to be granted at these times, which includes the Christmas holiday.

Duties:

• Managing 1 full time assistant with scheduling and productivity monitoring
• Working effectively within budgets
• Following purchase order procedures
• Repairing HVAC, appliances, plumbing, electrical, carpentry, etc.
• Operating and maintaining outdoor pool
• Preparing vacant apartments for move in
• Coordinating with the Property Manager to meet tenant work requests
• Attending bi-weekly management meetings where property and tenant needs are coordinated with other properties and departments
• Inspecting the property on a regular basis to ensure that it meets the expected standards
• Conducting strict unit inspections at move-in and move-out
• Planning preventive maintenance and anticipating future maintenance needs
• Developing bids for various capital improvement projects
• Performing other related duties as assigned

Qualifications:

• High School education or equivalent – technical schooling and certifications a plus
• Pool experience and CPO a plus
• Must understand preventive maintenance and be able to maintain and repair equipment professionally
• Ability to work well under pressure
• Must be able to manage maintenance teams and cleaning crews under time pressure constraints, especially during semester changes when many apartments must be turned within the 5 day time block
• Must be teachable and have a desire to expand technical skills
• Good verbal and written communication skills
• Long-term
• Expected to supply personal hand tools – larger and specialty tools provided by company
• Self motivated – able to work with little or no supervision
• Ability to work well with tenants and office personnel
• Cannot be grumpy
• A criminal background verification will be run prior to an offer of employment being extended
